Demolition of existing single-story buildings (4) and two-story building (1) totaling roughly 20,522 sq ft total at property in Long Beach on southwest corner of Long Beach Blvd and 12th St.

Design and construction of a new eight-story (three (3) level concrete podium [71,879 sq ft] with five(5) levels wood-framed [113,399 sq ft] mixed use building (120 unit multi-family apartment building and 5,000 sq ft retail space), totaling roughly 185,278 sq ft, with all construction above ground.
The building plan is designed around an open courtyard which allows natural light and air/ventilation to access the interior of the building. Facing west and exposed to abundant amounts of sun is a pool deck and outdoor gathering area for building tenants, with connection to bbq, gym and community room. The architectural façade is purposeful in its treatment of the three different types of unit designs: Studio, 1-bedroom, and 2-bedroom. Each unit type has its own distinct architectural language. The ground level retail is identified by tall areas of glass storefront, which face Long Beach Blvd, the public retail courtyard and 12th St corner. The raised parking deck has a minimal public visual presence and is broken down by a louver system, reinforcing the public retail courtyard area and 12th St rhythmic ground level façade. The project is under review with the planning department and scheduled for a quarter 1 2019 construction start.
