Demolition of four existing single-story buildings and a two-story building totaling roughly 20,522 SQFT ot property in Long Beach on the southwest corner of Long Beach Blvd and 12th St.

Design and construction of a new eight-story (composed of a three level concrete podium totaling 71,879 SQFT and five levels of wood-framed, 113,399 SQFT, mixed use space) totaling roughly 185,278 SQFT, with all construction above ground.

The building plan is designed around an open courtyard which allows natural light and air/ventilation to access the interior of the building. Facing west and exposed to abundant amounts of sun is a pool deck and outdoor gathering area for building tenants, with connection to bbq, gym and community room. The architectural façade is purposeful in its treatment of the three different types of unit designs: Studio, 1-bedroom, and 2-bedroom. Each unit type has its own distinct architectural language. The ground level retail is identified by tall areas of glass storefront, which face Long Beach Blvd, the public retail courtyard and 12th St corner. The raised parking deck has a minimal public visual presence and is broken down by a louvre system, reinforcing the public retail courtyard area and 12th St rhythmic ground level façade. The project is under review with the planning department and scheduled for a quarter 1 2019 construction start.
